LELY RESORT FEES for 2019
The Lely Resort community is made up of 39 diverse neighborhoods. Each Lely Resort neighborhood has a Homeowners or Condominium Association. Membership is required for all Lely Resort property owners. In addition, Lely Resort has a Master Property Owners Association that all owners are members of and a Community Development District known as the Lely CDD or LCDD. Every Lely Resort homeowner is required to pay fees to all three entities.
Additional Information on Lely Resort HOMEOWNER ASSOCIATIONS
All Lely Resort neighborhoods have an elected board who prepares budgets for repairs and reserves of common areas within the neighborhood and exterior lawn maintenance. The board or committee members also approve architectural changes and oversee common area improvements and ensure that homeowners comply with the rules and regulations of the community. Many HOA’s will employ a property management company to oversee the community. Single family home fees include maintenance of common areas within the neighborhood. This includes landscape maintenance, irrigation, sidewalk cleaning and road paving.
Most of the HOA’s collect the dues quarterly. Annual budgets are approved and voted on by a majority of the homeowners. The fees for single family homes range greatly in Lely Resort. Neighborhoods with smaller lots and/or no security gates are as low as $400 a quarter while the larger estate homes with multiple gates, guards and extensive common areas are over $1300 a quarter.
Lely Resorts Condominium Associations
There are many different Condominium neighborhoods in Lely Resort. The size of the units range from 1000 square feet to nearly 2800 square feet. The fees are greater for the larger units with one and two car garages. In addition to landscape maintenance condominium fees also include exterior maintenance of the buildings including power washing, paint and roof replacement when needed. All of the condominium communities in Lely Resort, except Signature Club and Players Cove, have a community pool and small clubhouse for the exclusive us of association members. The maintenance of the common areas is included in the annual dues. The dues for condominiums range from approximately $1000 per quarter to nearly $2000 per quarter. Many are in the $1300- $1500 range.
The LELY RESORT MASTER ASSOCIATION fee for 2019 is a nominal $52.00 annually and is collected quarterly be each neighborhood association. This fee covers the landscape maintenance along Grand Lely Drive, the beautiful horse monuments, signage and holiday decorations.
LELY COMMUNITY DEVELOPMENT DISTRICT (LCDD)
Many, but not all, of the neighborhoods in Lely Resort are part of the Lely Community Development District (LDCC). The LCDD is overseen by a 5 member board of directors consisting of elected officials who must be homeowners in Lely Resort. The CDD bond in Lely Resort has been paid off however, there is an ongoing annual operating and maintenance fee. The fiscal year runs from October 1 – September 30. The 2018-2019 O&M fee is $797.00. It is collected on the Collier County property tax bill for those homes that are located in the LCDD. The homes that are not in the LCDD pay the same fee quarterly throughout the year through the neighborhood HOA or Condominium Association. The operating and maintenance fee covers common areas and lakes throughout the community.
THE PLAYERS CLUB AND SPA MEMBERSHIP
Lely Resort homes and condominiums built after 2003 with a few exceptions require the homeowner maintain a membership in the Players Club and Spa. Homeowners pay a one time, fully refundable of $7500 when they purchase the property. When the property is transferred to a new owner in the future the fee is refunded. The membership fee for 2019 is $3999 and is subject to Florida sales tax.
