I published this article last year. Lely Resort Homeowners Association Fees. I received so many compliments I decided to repost it in the event you missed it the first time around. The Lely Resort Community is made up of 39 neighborhoods. Each neighborhood has its own Homeowners Association. In addition, Lely Resort has a Master Association and a Community Development District know as CDD. Every homeowner is required to pay fees to all three entities. The CDD bond in Lely Resort has been paid off. Although there is still an annual maintenance fee. Currently It amounts to $687.00. It is including on homeowners Collier County property tax bill. The CDD maintains the common areas in the community. It is the governing body and is made up of elected officials. They must be homeowners in Lely Resort.

The neighborhood association fees vary according to the individual neighborhood. Single family home fees include maintenance of common areas within the neighborhood. This includes landscape maintenance, irrigation, sidewalk cleaning and road paving. Most Condominiums and Coach homes, in addition to landscape maintenance also include exterior maintenance. That includes exterior painting and roofing repairs and replacement as necessary. Newer Attached Villas such as in Moorgate Point and parts of Lakoya include the same maintenance features as the Condos and Coach homes. Few exceptions include Mustang Villas, Palomino and Calumet Reserve have vary nominal NOA fees and do not require membership to the Players Club and Spa. Though it is attractive to many homeowners and includes wonderful benefits.
All Lely Resort neighborhoods have an elected board which governs architectural reviews. Lely Resort homeowners considering improvements provide an application for such issues as exterior painting, landscape changes etc. The Lely Resort HOA fees vary but most neighborhoods use a property management company to oversee all functions and payments are made quarterly directly to the association that is hired by the elected board of directors of the neighborhoods.
Lely Resort Neighborhoods built after 2004 with few exceptions require mandatory membership to the Players Club and Spa. Homeowners pay a one time and fully refundable fee if the property is sold, of $7,500. As of 2017 and extended thru 2018 the annual fee is $3,900 plus Florida sales tax. Individual Neighborhood Fees vary but the range of HOA fees for Single Family Homes range from roughly $800 quarterly up to $1,500. Newer Condominiums and Coach Homes range from $1,000 to $1,500 quarterly. Again some of the first developed neighborhoods in lely Resort have very nominal fees and are Player Club exempt though it is the homeowners option to join currently.
